NOTICE TO BIDDERS NOTICE OF INTENT TO SELL REAL PROPERTY VILLAGE OF DECATUR, NEBRASKA Notice is hereby given that the Village of Decatur, Nebraska, by resolution of its Board of Trustees, has directed a sale of the following real property owned by it: Lot 6, Block 21, Original, Village of Decatur, Burt County, Nebraska (the “Property”). The sale shall be conducted by sealed bids, which shall be submitted to and received by the Office of the Village Clerk, PO Box 156, 913 South Broadway, Decatur, Nebraska 68020, no later than August 5, 2024, at 4:00 p.m. Any bid received after such date and time shall not be considered. Any bid submitted in any other manner shall not be considered. Bids shall be opened and may be awarded at the regular meeting of the Board of Trustees on August 8, 2024, at 5:30 p.m. Terms and conditions of sale are as follows: the Village intends to sell the Property to the most responsive bidder. Bidders shall include in the bid the proposed purchase price and a detailed explanation of the bidder’s intended use of the Property upon sale, it being the intention of the Board of Trustees that the Property be sold for the purposes of developing and utilizing it to its maximum commercial potential as soon as reasonably possible. The Village will consider both proposed purchase price and intended use of the Property when determining the most responsive bidder and awarding a bid. A minimum bid in the amount of $12,500 is required. The Property is being sold “as is,” without warranty of any kind as to the condition of any improvements thereon, and subject to any and all restrictions and encumbrances of record. The sale is subject to compliance with any and all Nebraska laws governing the procedure of the sale of real property by a Nebraska municipality classified as a village, including the statutory 30-day right-of-remonstrance period which shall begin immediately after the last publication of this notice. Conveyance shall be by corporation special warranty deed. The Village will consider all reasonable bids, but reserves the right to reject any and all bids and reserves the right to request additional information and supporting documentation from any bidder prior to the award of any bid. Sale shall be confirmed by ordinance that will identify the purchaser and terms of sale. The Village shall remain in possession of the real property until such confirmation and closing of sale.
