NOTICE TO BIDDERS NOTICE OF INTENT TO SELL REAL PROPERTY VILLAGE OF DECATUR, NEBRASKA Notice is hereby given that the Village of Decatur, Nebraska, by resolution of its Board of Trustees, has directed a sale of the following real property owned by it: A tract of land located in Lots 18, 19, and the South Half of Lot 17, and the vacated alley adjacent between Lots 17 and 18, all in Block 90, Village of Decatur, Burt County, Nebraska, said tract being more particularly described as follows: Beginning at the southwest corner of said Lot 19; thence N00°13’01”W, on the west line of said Block 90, a distance of 131.15 feet to the northwest corner of said south half of Lot 17; thence N89°51’21”E, on the north line of said south half, a distance of 144.94 feet to the northeast corner of said south half; thence S00°13’43”E, on the east line of said Lot 17, a distance of 20.04 feet; thence S00°15’01”E, on the east line of said Lots 17, 18, 19, and said vacated alley, a distance of 96.10 feet; thence S62°03’54”W a distance of 33.88 feet to a point that intersects the south line of said Lot 19; thence N89°45’10”W, on the south line of said Lot 19, a distance of 115.02 feet back to the point of beginning, said tract containing 0.43 acres more or less; The sale shall be conducted by sealed bids, which shall be submitted to and received by the Office of the Village Clerk, PO Box 156, 913 South Broadway, Decatur, NE 68020-0156, no later than June 10, 2026, at 4:00 p.m. Any bid received after such date and time shall not be considered. Any bid submitted in any other manner shall not be considered. Bids shall be opened and may be awarded at the regular meeting of the Board of Trustees on June 11, 2026, at 4:30 p.m. Terms and conditions of sale are as follows: the Village intends to sell the property to the most responsive bidder. Bidders shall include each of the following in any bid, to wit: a. the bid amount; b. project completion date; and c. a detailed explanation of the bidder’s intended use of the property upon sale. The Village will consider the above criteria when determining the most responsive bidder and awarding a bid; as such, the Village reserves the right to award the bid to a bidder who may bid a lesser amount than others but whose intended use of the property in the Village’s judgment may be a more suitable land use. The property is being sold “as is,” without warranty of any kind as to its condition or fitness for any particular use, and subject to any and all restrictions and encumbrances of record and subject to compliance with any and all Nebraska laws governing the procedure of the sale of real property by a Nebraska municipality classified as a village. Conveyance shall be by corporation special warranty deed. The Village will consider all reasonable bids, but reserves the right to reject any and all bids and reserves the right to request additional information and supporting documentation from any bidder prior to the award of any bid. Sale shall be confirmed by ordinance that will identify the purchaser and terms of sale. The Village shall remain in possession of the real property until such confirmation and closing of sale.
