Burt County Board of Equalization Meetings of the Burt Co Board of Equalization were held July 15-16 & July 25, 2025 to hold hearings and make decisions on 2025 Form 422 Property Valuation Protests and Form 425 Damaged Real Property Forms and other BOE business. The meetings were all held in the Burt Co Courthouse in Tekamah, NE. Notice of the meeting(s) given in advance in the Lyons Mirror-Sun and on the Co. Website. Copies of the proof of publication(s) are on file with the Co Clerk. July 15-16, 2025: Supervisors Present: Gary “Bird” Swanson, Jeff Kutchera, Sam Titus, Carl Pearson, Jay W. Johnson, Paul Richards and Ted Connealy. Present from the Assessor’s Office: Katie Hart, Burt Co. Assessor. Public Hearings were held for 2025 Property Valuation Protests on July 15 from 9:24 A.M. - 12:29 P.M.; the board recessed for lunch; public hearings were opened back up and continued from 1:19 P.M. - 3:09 P.M. Other BOE business held on July 15 was undervalue/overvalue changes and approval of 4 extensions for homestead filings. Public Hearings for 422’s were continued on July 16 from 9:01 A.M. to 11:30 A.M. With all requested appointments being completed, the BOE adjourned. Final decisions were decided at July 25, 2025 BOE meeting on Form 422’s and any Form 425’s received. July 25, 2025: Supervisors Present: Gary “Bird” Swanson, Jeff Kutchera, Sam Titus, Carl Pearson, Jay W. Johnson, Paul Richards and Ted Connealy. Present from the Assessor’s Office: Katie Hart, Burt Co. Assessor. Public Hearing & approval for Exemption of Decatur Museum Real Property (previous Catholic Church). One Form 425 - fire damaged property parcel; approval to lower value for 2025. Action on 2025 Form 422’s #1-82 –Final Decisions were approved; notice of decisions will be sent and property owners will have option to appeal to TERC if they choose. The Board thanked the Assessor’s office for the work they did for the taxpayers. Assessor Hart reported on Nebr. Attorney General’s July 18, 2025 opinion addressing State Statute 77-1311.03 regarding property reviews; she informed the board of her office’s plan for residential reviews during this interim time in which she and other state Assessor’s await Department of Revenue guidance or Legislation that may address this in the future.
